Who’s involved
T5 Data Centers is an Atlanta-based data center developer, general contractor, and operator founded in 2008 by Pete Marin, who conceived the business while at real estate services firm The Staubach Company. The company sits at an unusual intersection of the industry: rather than only owning and leasing capacity like a wholesale operator, T5 runs three integrated arms covering development and ownership (T5 Properties), turnkey construction, and ongoing operations of live, energized data halls (T5 Services). That vertical stack lets T5 both build for its own portfolio and serve as a general contractor and facilities operator for third-party owners and hyperscale tenants.\n\nT5 reports more than 3 GW of managed capacity, 4 million square feet of data center space developed, 22 data centers built out, and licensure as a general contractor across 48 U.S. states. Its core owned-and-operated campuses cluster in Atlanta, Dallas, Charlotte, Chicago (Elk Grove Village), Portland (Hillsboro), and Kings Mountain, North Carolina, with additional development activity in Phoenix, Northern Virginia, and Texas markets tied to hyperscale demand.\n\nOwnership sits with Canadian pension real estate investor QuadReal Property Group, which acquired a majority stake in T5 in 2022 and has since underwritten the company's expansion into AI-training-oriented campuses. T5's customer base has historically skewed toward large enterprise and hyperscale users, and the QuadReal-backed build pipeline has been oriented around powered-shell and turnkey capacity for that segment.
