Secaucus, NJ Proposes Zoning Ordinance Capping Data Centers in Its Industrial Zone at 80 MW Peak Demand

The Town of Secaucus listed an ordinance amending Chapter 135 (Zoning) of its code for introduction at the Oct 27, 2026 Mayor and Council meeting. It would define data centers separately from warehouses and make them a permitted use in the I-Industrial Zone subject to new standards: maximum coincident peak demand of 80 MW at full buildout, counting contiguous, commonly controlled or phased facilities with shared infrastructure together; a ban on once-through cooling; pre- and post-construction acoustical studies; routine backup generator testing limited to weekdays 9am to 3pm; and annual reporting of energy use, peak demand, water use and generator hours.

It applies only to town-zoned land; much of the town's industrial land is zoned by the New Jersey Sports and Exposition Authority. Proposal only; not introduced or adopted.

Jurisdiction: United States/New Jersey/Hudson County/Secaucus
